GLEN BOULTWOOD
CEO AND CO-FOUNDER (GAICD)

Glen is CEO & Co-Founder of Serene Capital. With over 23 years experience in the Australian investment management and property industries, Glen has held a variety of senior management positions encompassing investment fund establishment, capital raising, unit holder liaison, debt and capital management, tax and corporate structuring, developing and delivering fund strategies, acquisition and divestments, risk management, insurance claim management and team development.

Prior to establishing Serene Capital, Glen was the fund manager of Eureka’s Core Property Fund 3, the best performing unlisted wholesale property fund for 5 years to 30 June 2014, returning 18.5% per annum. Holding a mixture of office, retail and hotel investments the fund’s unitholders included pension and endowment funds. Glen was responsible for implementing fund and capital management strategies for the fund, as well as unit holder and asset consultant liaison.

 

Prior to joining Eureka, Glen held various roles at Colonial First State Property, including the asset management of hotels in the Commonwealth Property Hotel Fund (CPHF). He has also had extensive experience in valuation and research of hotels during three and a half years at Jones Lang LaSalle Hotels, valuing over $2.5 billion in hotel and other tourism related assets.

Glen is on the NSW board of the Tourism Accommodation Association, was formally chairperson of the PCA Asset Management Education Committee. He was the inaugural Chairman of the MSCI/IPD Hotel Advisory Committee. Glen holds a Bachelor and a Master of Commerce specialising in hospitality management, property valuations and marketing.

LYNN LIANG
INVESTMENT MANAGER

Lynn is an investment manager developing and implementing the strategies across the Perth commercial portfolio. Lynn has over 23 years experience across institutional and corporate finance, development management, investment management and advisory.

Lynn brings a wealth of knowledge around banking, credit and structuring for both onshore and offshore clients from her various roles as Director - Property Finance at Bankwest and and Associate Director Mid-Market Property at Westpac which spanned property, construction and natural resources. Lynn's role at Bankwest had a focus but was not limited to off-shore purchasers from Singapore, Malaysia, China, Indonesia and South Korea.

Throughout her roles Lynn has negotiated facility agreements in excess of $1 billion.

Between her roles within major Australian banks Lynn was an investment and development manager at Australia Treasury Management. Lynn worked on sourcing Australian investment and development opportunities for institutions and ultra high net worth investors from South Korea in the property and natural resources sectors. Lynn's role included investor relations, site sourcing, project evaluation and feasibility assessments, preparation of information memorandums, capital raising, finance applications, and project management.

Lynn holds a Bachelor of Business with a double major in accounting and finance from Edith Cowan University. Lynn also holds a certificate in financial planning (FINSIA) and is fluent in Mandarin.

LOUISE TABONE
INVESTMENT MANAGER

Louise is a Serene Capital investment manager and has more than 22 years experience in the hotel and retail sectors across investment management, valuation, agency, advisory and property research and has been instrumental in investment decisions across 14 hotels in Australia.

Prior to joining Serene Capital, Louise was a Director of Savills Hotels. Her role included preparation of hotel market demand assessments, feasibility and positioning studies, hotel brokerage, operator selections and management agreements/lease negotiations. While at Savills Louise advised on over $1 billion of potential hotel and serviced apartment projects.

At Colonial First State Global Asset Management Louise developed Fund strategy and business plans for a hotel fund comprising four 5 star Marriott hotels over 1,345 rooms. Her 7 years saw her involved in all elements of investment management and asset management of the portfolio including the divestment of the portfolio at a then record price.

Louise is a Registered Real Estate Agent and a former Certified Practising Valuer. Louise holds a Bachelor of Commerce - Property Economics degree and Graduate Diploma of Applied Finance and Investment at the Financial Services Institute of Australasia (FINSIA), as well as a Certificate in Hotel Real Estate Investments and Asset Management at Cornell University.

ANDREW BRANDON
FUND MANAGER

Andrew is a Serene Capital fund manager, with over 20 years experience in the Australian investment management and financial services industry. Andrew has held various roles covering investment and asset management, debt and capital management, development and delivery of fund strategies, acquisitions and divestments, insurance claim management and performance attribution and investment risk analytics.

 

Prior to joining Serene Capital, Andrew was at AXA Real Assets, formerly known as Eureka Funds Management, where Andrew held the roles of an asset manager and assistant fund manager and played a key role in the successful implementation of:

  • the investment management and disposal of a portfolio of hotel, office, retail and industrial assets, delivering a total net return of 10% p.a. over a 12-year investment period;

  • divestment management of 5 hotel assets in 2015, resulting in a 16% premium to the portfolio’s carrying value;

  • asset management initiatives leading to a 42% net operating income improvement from 2011 to 2017 across the hotel portfolio.

 

Prior to Eureka, Andrew held various roles at Challenger Limited including senior analyst in the investment analytics team. During his 5 years at Challenger, Andrew was instrumental in developing and delivering performance attribution, risk models and reports contributing to investment management decision making for Challenger’s various funds. Andrew also has experience in investment banking operations and funds management operations.

Andrew is a Responsible Manager under Serene Capital’s AFSL.

Andrew holds a Bachelor of Commerce majoring in Economics & Econometrics, a Graduate Diploma in Applied Finance and Investment, a Diploma of Asset Management and a Certificate in Advanced Hospitality Revenue Management from Cornell University​.

HARTMUT FINK
INVESTMENT MANAGER

Hartmut has been working in hotel investment management for institutional and private high net wealth since 2009 and has been responsible for the execution of hotel asset and investment management decisions across a total of 29 hotels in Australia, New Zealand, Asia and Europe.

During 6 years at Mulpha Australia, Hartmut was instrumental in the transformation of their hotel portfolio, consisting of Accor, IHG and Marriott brands. Hartmut successfully undertook: 

  • the acquisition, operating improvement and sale of Rydges Esplanade Cairns, delivering significant returns over the 34-month investment period, achieving a sale price of $65 million compared to the initial acquisition price of $40 million.

  • commercial renegotiations of the Australian and Asian hotel management agreements generating over $30 million in key money, with gross operating profit underwrites, as well as favorable operator fees and contract terms.

  • significantly improving operating margins in respective hotels across the portfolio, both in revenues and cost management, resulting in gross operating profit margin improvements from the low 30% mark to above 40% from 2014 to 2019.

Prior to joining Mulpha, Hartmut was managing a hotel portfolio for Eureka Funds Management consisting of Crowne Plaza, Holiday Inn, InterContinental and Four Seasons hotels. He was instrumental in achieving outstanding investment returns through active, hands-on asset management. This resulted in operating profit increasing from $12 million to $26 million between 2009 and 2013. The subsequent sale of the Four Seasons Sydney hotel for $340 million was the highest hotel asset sale price at the time.

Throughout his career Hartmut has enjoyed working across a variety of hotel operational as well as corporate roles in Europe and Australia, working with hotel operators such as Accor Hotels Group, InterContinental Hotels Group, Le Méridien Hotels & Resorts and Millennium & Copthorne Hotels, specialising in revenue management and the development and execution of strategic, functional and operational revenue management practices.

Hartmut holds a Bachelor Degree in Hotel Management from Dublin University and a Master Degree in Real Estate and Sustainable Development from Bond University and a Certificate in Hotel Real Estate Investments and Asset Management at Cornell University.
